INTERIOR FRENCH DRAIN SYSTEM FOR BASEMENT WATERPROOFING IN MICHIGAN, INDIANA AND OHIO

Drain System Step 1 Drain System Step 2 Drain System Step 3 Drain System Step 4
StayDry® Basement Waterproofing, MI installs the HYDROFLO Interior French Drain System. The French Drain System was designed by Henry Flagg French in the late 1850's and has been used and improved upon for nearly 150 years. Obviously if the French Drain System has been around and installed worldwide for nearly 150 years, IT WORKS! Throughout the years the French Drain system has been modified and modernized for improvement and dependability. That is how we can give our HYDROFLO Interior Drain Tile System a LIFETIME FULLY TRANSFERABLE WARRANTY. Other basement waterproofing companies with alternative interior basement floor drain methods will say that the French Drain System is in the dirt and will eventually clog. These issues however have been thoroughly addressed over the years and simple preventative anti-clogging methods have been developed as you will read below. The HYDROFLO system has been installed in Michigan, Indiana, and Ohio since 1972 in over 10,000 homes. It has withstood the test of time and is still continuing to keep basements dry today.

StayDry Basement Waterproofing, MI removes the floor of the basement or crawl space approximately 12 to 16 inches away from the wall. Our crews then dig down and removes the soil next to the footing approximately 8 to 12 inches deep. Once the soil and concrete are removed StayDry Basement Waterproofing, MI lines the trench with our soil separating fabric and then places our 4 inch perforated Triple Wall Drain Tile inside that fabric. We then cover the drain tile system in a thick layer of double washed 6A stone. The geo-textile fabric filters water flowing to the drain tile and minimizes soil particles from passing through, greatly reducing any chance of the system clogging. Also periodically throughout the drain system StayDry Basement Waterproofing, MI installs our E-Z Clean-Out Systems, which are access points covered by caps that can be removed for regular maintenance.

Through these E-Z Clean-Outs the drain tile system can be easily flushed of any soil particles, or Iron Algae, Iron Ocher, or Iron Bacteria buildup that could possibly occur. The drain tile system is directed to a sealed sump crock basin to collect the water, which is then pumped out of the basement by a variable HP sump pump and discharged to a chosen location.

Interior Drain System directs water to sump crock basin and is then discharged outside to a chosen location.
Weep Holes
With cinder block basement walls our installers will drill weep holes in the core and base of each block. This allows any water trapped inside the cinder blocks to drain out and be directed into our drain tile system.

PolyDrain atop our drain tile system
StayDry® Basement Waterproofing then lays down a product called PolyDrain which sets on top of the 6A stone and bends at a 90 degree angle up the wall approximately 4 5 inches to cover and catch any water expelled by the weep holes. PolyDrain uses air-gap technology to significantly increase the flow of water across the footer and into the drain tile. The distinctive waffle pattern allows water to travel along the footer. By extending PolyDrain up the wall, the need for a separate cove plate for protecting weep holes is eliminated, while channeling any moisture coming down the wall into the footer drain.

Cement is then reapplied to cover the drain system below, returning your basement floor to it's original, but now dry, condition.
Once the PolyDrain has been laid down the drain tile system is ready to be re-cemented. StayDry® Basement Waterproofing, MI carefully re-pours freshly mixed concrete and our installers expertly finish it to evenly meet the existing concrete floor. Our workmanship is unlike any other you will find and has even been admired by our competitors!

This method of waterproofing may appear very messy, but StayDry® Basement Waterproofing, MI takes extreme care when it comes to protecting your home. Before the work begins our installers take extensive measures to ensure that dust and trailing debris are kept to an absolute minimum. StayDry® Basement Waterproofing, MI uses Zip-Wall Barriers to keep the dust and dirt controlled and all furnace and air ducts are covered and taped. We also apply Carpet Saver to all floors we will be traveling on. You can be sure that your home will remain protected and clean from beginning to end.

The University of Minnesota did an independent research study on the different basement waterproofing methods. They determined the most effective of the interior drainage systems is a perforated drain pipe installed inside the perimeter of the footing just as StayDry® installs.
